Frequently asked questions

How much is stamp duty on a £300,000 house?

£5,000 for a home mover in England or Northern Ireland, nothing for a first-time buyer, and £20,000 if it's an additional property.

What is the stamp duty threshold?

£125,000 for home movers and £300,000 for first-time buyers buying a home worth £500,000 or less.

Do first-time buyers pay stamp duty?

Not on the first £300,000. They pay 5% on the part from £300,001 to £500,000. If the price is over £500,000, first-time buyer relief can't be claimed and normal rates apply.

How much extra stamp duty is there on a second home?

5% on top of the normal rates on the whole price, if you'll own more than one residential property. Non-UK residents pay a further 2%.

Does stamp duty apply in Scotland and Wales?

No. Scotland has Land and Buildings Transaction Tax and Wales has Land Transaction Tax.

When do I pay stamp duty?

Within 14 days of completion. Your solicitor or conveyancer normally files the return and pays it for you.
